The competition brief for the iwaz 2035 site renewal calls for the transformation of an institutionally shaped residential and working campus into an inclusive, open, and future-oriented place to live. By 2035, the project is expected to provide diverse, barrier-free, and adaptable housing for people with and without assistance needs. At the same time, ground-floor uses, culture, gastronomy, therapy, services, and outdoor spaces are to be activated as zones of encounter. The task requires phased redevelopment during ongoing operation, avoiding stressful temporary relocations, while ensuring clear orientation, SIA 500-compliant accessibility, traffic-calmed outdoor spaces, and a sustainable approach to existing structures, energy, and resources. The “PHOENIX” proposal responds through three precise urban interventions: House N establishes a new address on Bertschikerstrasse, House C is extended and strengthened as an entrance marker, and obstructive annexes are removed. A “neural network” links housing, therapy, culture, gastronomy, community, and operations. Galleries, flexible floor plans, public ground floors, comb-like open spaces, and a clear phasing strategy translate inclusion into spatial proximity, legibility, and everyday usability. House N is conceived as a communicative new building with a central core and continuous gallery; House C merges existing fabric and extension into a varied residential and therapeutic structure. The open spaces are designed as a differentiated landscape of marketplace, garden, play, movement, and retreat areas. At the same time, timber construction, a reuse-reduce-recycle strategy, photovoltaics, district heating, green roofs, and prefabricated components reinforce the project’s sustainable agenda.
